Minor Variance Application details (A-29/26)
Application A-29/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283,
as amended, for the following variances to facilitate the conversion of an existing mixed use
building to a standalone residential building (apartment building):
- A reduction in the minimum lot area from 100.0 m2 per dwelling unit to 80.0 m2 per dwelling unit.
- A reduction in the minimum lot frontage from 20.0 metres to 10.0 metres.
- A reduction in the minimum front yard setback from 6.0 metres to 0.0 metres.
- A reduction in the minimum interior side yard setback along the north lot line from 3.0 metres to 1.30 metres.
- A reduction in the minimum interior side yard setback along the south lot line from 3.0 metres to 0.2 metres.
- A reduction in the minimum landscaped open space from 20% to 10%.
- A reduction in the minimum parking spaces required from 1.25 spaces per dwelling unit to1.0 space per dwelling unit.
