Minor Variance Application details (A-17/25)
Application A-17/25 seeks relief from the City of St Catharines Zoning By-law 2013-283, as amended, for the following variances:
- To permit a proposed townhouse development on a private road, whereas Section 2.5 of the Zoning By-law states that no person shall develop or construct a building or structure, and otherwise use any lot unless the lot fronts on a public road.
- A reduction in the required parking spaces for the proposed townhouse from 1.75 parking spaces per unit to 1.25 parking spaces per unit.
- An increase in maximum width of driveway (% of unit width) from 50 % to 95 %.
- A reduction in the minimum setback from private street to main dwelling(front wall) from 2.0 m to 1.0 m.
- A reduction in the minimum setback from private street to main dwelling(rear wall) from 2.0 m to 1.20 m.
- A reduction in the minimum setback from a private street to garage from 6.0 m to 1.20 m.
- An increase in the maximum building height from 10.8 m to 11.0 m.
- A reduction in the minimum landscaped open space from 25% to 21%.

- An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written, or verbal submission were made at time of the hearing before the Committee gives or refuses to give approval to an application.
