Minor Variance Application details (A-42/25)
Application A-42/25 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variances for two, Light Industrial buildings:
- A reduction to the minimum front yard setback for a light industrial building from 12.0 metres to 10.0 metres.
- A reduction to the minimum yard for a light industrial building abutting a Green Space Zone from 15.0 metres to 10.0 metres.
- A reduction to the minimum landscape buffer for a light industrial building abutting a Green Space Zone from 7.5 metres to 2.5 metres.
- A reduction to the minimum landscape buffer for a parking area with 20 to 100 parking spaces abutting a lot line which is not a public road from 3.0 metres to 1.8 metres.
- A reduction to the minimum landscape buffer for a parking area with 20 to 100 parking spaces abutting a Green Zone from 3.0 metres to 2.5 metres.

- Please submit any comments in writing to the Secretary-Treasurer by 4 p.m. on May 13, 2026, or you can appear in person and make a verbal presentation to the Committee. Please note that all Committee of Adjustment Hearings will be held in-person at City Hall on the 3rd floor in Council Chambers. City Hall is located at 50 Church St., St. Catharines, Ont. (Please use the James Street entrance).

- An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
