
Proposal
The Planning and Building Services Department have received concurrent applications for Official Plan and Zoning By-law Amendment and Site Plan Approval for lands located at 447 and 449 Geneva Street. The applications were deemed complete on March 23rd, pursuant to Sections 22 (6.1), 34 (10.4) and 41 (3.6) of the Planning Act.
The Applicant is seeking approvals for the proposed construction of a four-storey apartment building with a total of fifty (50) dwelling units. The development is proposed to be serviced by a total of sixty-one (61) parking spaces – twenty-three (23) spaces to be provided above grade and thirty-eight (38) below grade in an underground parking area.
The City’s Official Plan designates the subject lands Low Density Residential. The Applicant has requested to redesignate the subject lands to High Density Residential. The High Density Residential designation will permit the proposed apartment building use and an increase in density.
The City’s Zoning By-law No. 2013-283, as amended, zones the subject lands Low Density Residential – Suburban Neighbourhood (R1). The Applicant has requested to rezone the subject lands to High Density Residential with a Special Provision (R4-XX). The R4 zoning will permit additional uses and density, while the new Special Provision requests to reduce a minimum interior side yard setback to the building, minimum landscaped open space, minimum number of parking spaces to be provided for an apartment building and minimum landscape buffers for a parking area.
The City is seeking your comments on these applications before a staff recommendation is finalized and a decision is made by Council at a later date.

The Open House is an initial opportunity for public input prior to a Legislative Public Meeting on the matter at which time City Council will consider a staff report, recommendation, and a decision. The Legislative Public Meeting will be held at a later date with notice of that meeting provided approximately thirty days prior to the meeting.
