Minor Variance Application details (A-21/26)
Application A-21/26 seeks relief from the City of St. Catharines Zoning By-law 2013-283, as amended, for a proposed 4 unit townhouse dwelling with 2 accessory dwelling units in each townhouse:
- A reduction in the minimum lot area for a townhouse dwelling from 280 m² to 261.75 m².
- An increase in the maximum permitted parking area width on a residential lot containing four or fewer dwelling units from 7.5 m to 16.5 m
- A reduction in the minimum required front yard setback for a platform structure with a height above grade of 0.6 m or less from 3.0 m to 1.81 m.
- A reduction in the minimum required front yard setback for a platform structure with a height above grade of 1.2 m or greater from 3.0 m to 1.81 m.
- A reduction in the minimum required rear yard setback from 6.0 m to 1.2 m.

- Please submit any comments in writing to the Secretary-Treasurer by 4 p.m. on April 8, 2026, or you can appear in person and make a verbal presentation to the Committee. Please note that all Committee of Adjustment Hearings will be held in-person at City Hall on the third floor in Council Chambers. City Hall is located at 50 Church St., St. Catharines, ON. - An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
