Application B-04/26SC is made to sever a 903.98 m2 parcel (Parts 1 & 2 on the submitted sketch), known as 9 Edmund Street, and to retain a 387.45 m2 parcel (Parts 3 & 4), known as 7 Edmund Street. The subject lands are occupied by a fourplex dwelling and detached dwelling respectively, with no changes proposed to either property save and except alterations to the parking area. This application also seeks to establish an easement, in perpetuity, over 63.46 m2 of land (Part 2) in favour of Parts 3 & 4 for the purposes of site access. There are concurrent applications for an easement (B-03/26SC) and minor variances (A-07/26 & A-08/26) related to this application.
Minor Variance Application details (A-08/26)
Application A-08/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variance to permit the continued use of a fourplex dwelling on 9 Edmund Street (Parts 1 & 2 on the submitted sketch) and to facilitate the severance of 7 & 9 Edmund Street that have merged on title:
- A reduction in the minimum lot area required for a fourplex dwelling from 1,120.0 m2 to 900.0 m2 .
