Minor Variance Application details (A-34/25)
Application A-34/25 seeks relief from the City of St. Catharines Zoning By-law 2013-283, as amended, for the proposed 6 storey apartment building consisting of 78 residential units to permit:
- A reduction in the minimum front yard from 6.0 metres to 4.15 metres.
- A reduction in the exterior side yard from 6.0 metres to 4.0 metres.
- A reduction in the minimum exterior side yard setback for a platform structure with a height of 1.2 metres or greater from the required exterior side yard of the principal building of 6.0 metres to 4.0 metres.
- A reduction in the minimum front yard setback for a platform structure with a height of 1.2 metres or greater from the required front yard of the principal building of 6.0 metres to 4.65 metres.
- A reduction in the minimum required parking spaces for an apartment building from 1.25 parking spaces per dwelling unit to 1.1 parking spaces per dwelling unit.
- A reduction in the minimum landscape buffer for a parking area with more than 20 parking spaces but fewer than 100 parking spaces for a lot line abutting a Residential Zone from 3.0 to 2.0 metres.
