Minor Variance Application details (A-62/25)
Application A-62/25 seeks relief from the City of St. Catharines By-Law 2013-283, as amended, for the following variances to facilitate the construction of a proposed 13-storey apartment building with 180 residential units:
- To permit an accessory structure (covered entrance to an underground parking garage) to be located in the front yard.
- To permit a detached garage (covered entrance to an underground parking garage) to belocated closer to the front lot line than the front wall of the dwelling.
- reduction of the minimum parking rate for an apartment building from 1.25 parking spacesper unit to 1.13 parking spaces per unit.
- A reduction in the minimum rear yard setback for the underground parking structure (portionexposed above grade) from 4.5 metres to 3.6 metres.
- A reduction in the minimum interior side yard setback for the underground parking structure(portion exposed above grade) from 3 metres to 1.135 metres.

- Please submit any comments in writing to the Secretary-Treasurer by 4 p.m. on Nov 5, 2025, or you can appear in person and make a verbal presentation to the Committee. Please note that all Committee of Adjustment Hearings will be held in-person at City Hall on the 3rd floor in Council Chambers. - An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
