Minor Variance Application details (A-62/25)
Application A-62/25 seeks relief from the City of St. Catharines By-Law 2013-283, as amended, for the following variances to facilitate the construction of a proposed 13-storey apartment building with 180 residential units:
- To permit an accessory structure (covered entrance to an underground parking garage) to be located in the front yard.
- To permit a detached garage (covered entrance to an underground parking garage) to belocated closer to the front lot line than the front wall of the dwelling.
- reduction of the minimum parking rate for an apartment building from 1.25 parking spacesper unit to 1.13 parking spaces per unit.
- A reduction in the minimum rear yard setback for the underground parking structure (portionexposed above grade) from 4.5 metres to 3.6 metres.
- A reduction in the minimum interior side yard setback for the underground parking structure(portion exposed above grade) from 3 metres to 1.135 metres.
