
Applications for Consent and Minor Variance has been received from the Estate of Marilyn Catherine Labonte for the properties at 126 and 128 Page St. and will be heard by the Committee of Adjustment for the City of St. Catharines on Jan. 28, 2025, at 5 p.m.
Application B-02/26SC is made to sever a 500.9 m2 parcel (Part 1 on the submitted sketch), to be known as 128 Page St., and to retain a 489.1 m2 parcel (Part 2), to be known as 126 Page Street. Each parcel contains an existing detached dwelling with an accessory structure that will be retained. No changes are proposed to either the dwellings or accessory structures; however, there are two concurrent minor variance applications associated with this consent (A-02/26 & A-03/26).
Application A-02/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variance to facilitate consent application B-02/26SC (Part 1): 1. An increase in the maximum lot area for a detached dwelling from 370 m2 to 500.9 m2.
Application A-03/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variances to facilitate consent application B-02/26SC (Part 2): 1. An increase in the maximum lot area for a detached dwelling from 370 m2 to 489.1 m2. 2. A reduction in the minimum interior side yard setback for a detached dwelling from 1.2 metres to 1.1 metres.
