Notice of Adoption of Official Plan Amendment No. 47 Passing of Official Plan and Zoning By-law Amendment 2025-118
On September 22, 2025, City Council adopted Official Plan Amendment No. 47 and passed By-law 2025-118 under Sections 17 and 34 of the Planning Act.

PURPOSE AND EFFECT
The purpose of the Official Plan and Zoning By-law amendment is to amend the land use permissions to continue to permit existing uses, expand the range of permitted commercial uses, and add light industrial as a permitted use on the property. The existing Special Provision 78 will have the effect of clarifying regulations, concentrating self-storage uses, and applying outdoor storage provisions to light industrial uses. No development is proposed as part of the Official Plan and Zoning By-law amendment.
Official Plan Amendment No. 47 has the effect of designating the subject lands from Community Commercial with a Special Policy to Arterial Commercial with an amended Special Policy.
By-law 2025-118 has the effect of zoning 191 Bunting Road from Community Commercial with Special Provision 78 and Holding Provision 2 (C2-78-H2) to Arterial Commercial with an amended Special Provision 78 and Holding Provision 2 (C3-78-H2). By-law 2025-118 also has the effect of zoning the remainder of the subject lands from Community Commercial with Special Provision 78 (C2-78) to Arterial Commercial with amended Special Provision 78 (C3-78).

All written and oral submissions related to the application that were made at the public meeting have been taken into consideration by Council as part of its deliberation and final decision.
LEGAL NOTICE
The last day for filing a notice of appeal is October 15th, 2025, at 4:30pm. The notice of appeal must be filed with the Clerk or submitted through the Ontario Land Tribunal’s (OLT) e-file portal. It must set out the reasons for the appeal and be accompanied by the fee required by the OLT. More information on fees can be found on the OLT’s website: https://olt.gov.on.ca/fee-chart/
The decision of council is final if a notice of appeal is not received on or before the last
day for filing a notice of appeal.
With Bill 185 receiving Royal Assent, only the registered owner of the land to which the
by-law would apply, specified persons and public bodies as defined in the Planning Act
may appeal a decision of the municipality or by-law to the Ontario Land Tribunal.
No person or public body shall be added as a party to the hearing of the appeal unless,
before the by-law was passed, the person or public body made oral submissions at a
public meeting or written submissions to the council or, in the opinion of the Tribunal,
there are reasonable grounds to add the person or public body as a party.
