Proposal
The Planning and Building Services Department received application for a Zoning By-law Amendment for lands located at 579 Ontario Street. The Application was declared complete on January 19, 2026, pursuant to section 34 (10.4) of the Planning Act.
The applicant is proposing a three-storey addition on top of the existing commercial building. The development would include 12 residential dwelling units and one existing ground-floor commercial unit with thirteen parking spaces. The total amount of commercial space would remain the same.
The Zoning By-law zones the subject land Low Density Residential – Suburban Neighbourhood (R1). The Applicant is proposing to rezone the subject lands to Medium Density Residential (R3) with a Special Provision. The Special Provision would allow for reduced building setbacks, lot frontage, parking spaces, landscape buffers, and landscaped open space, as well as an increase in residential density and the permitted commercial floor area for a convenience use.
