Application A-22/24 seeks relief from the City of St. Catharines Zoning By-law 2013-283, as amended, for the following variances:
- A reduction in the minimum setback from the front lot line for a platform structure with a height above grade more than 0.6 metres and less than 1.2 metres from 3 metres to 0 metres.
- A reduction in the minimum setback from the interior lot line for a platform structure with a height above grade more than 0.6 metres and less than 1.2 metres from 1 metre to 0 metres.
- A reduction in the minimum landscape open space from 25% to 19.1%.
- An increase in the maximum lot coverage from 40% to 61.42%.
- A reduction in the minimum outdoor privacy zone from 40% of the total floor area of the dwelling unit to 10.58% of the total floor area of the dwelling unit.
- A reduction in the minimum setback from the rear lot line to an accessory structure (sheds) from 0.6 metres to 0 metres.
- A reduction in the minimum setback from the interior lot line to an accessory structure (sheds) from 0.6 metresto 0.43 metres.

- An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written, or verbal submission were made at time of the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act Appeals may be submitted by the Applicant, Minister or a specified person or public body that has an interest in the matter.
