Public Hearing Notice - 103-105 Maple Street

An application for a minor variance has been received from Gregory Johnson and Michelle Riches for the property known as 103-105 Maple Street and will be heard by the Committee of Adjustment for the City of St. Catharines on October 14, 2026.

Minor Variance Application Details (A-53/26)

Application A-53/26 seeks relief from the City of St. Catharines Zoning By-law 2013-283, as amended, for the following variances to facilitate the conversion of an existing church into a 20-unit residential building while also retaining the existing 2.5 storey 2-unit residential dwelling on the site:
1.    A reduction in the minimum landscaped open space for an apartment building from 35% to 32%. 
2.    A reduction in the landscape buffer for a parking area containing 5-20 spaces along a lot line abutting a residential zone from 3.0 metres to 0 metres.
3.    A reduction in the minimum required parking spaces for an apartment building from 1.25 spaces per unit (28 spaces) to 0.50 spaces per unit (11 spaces).
4.    A reduction in the minimum required drive aisle width for two-way operation from 6.0 metres to 3.22 metres.

Please submit any comments in writing to the Secretary Treasurer by 12 p.m. on October 9, 2026, or you can appear in person and make a verbal presentation to the Committee.

An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
