Application B-12/26SC is made for consent to sever 141.8 m² of land (Part 5 on sketch) from the lands known as 35 Glen Avenue (Parts 5, 6 & 7 on severance sketch) to be added to 2 Chetwood Street (Parts 1, 2, 3, 4 on severance sketch). A remnant parcel of 1404.3 square metres (Parts 6 and 7 on the attached sketch) will be retained with an existing detached dwelling. Application A-38/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variance to facilitate a proposed semi-detached dwelling (Parts 4 & 5):
1.A reduction in the minimum lot area for a semi-detached dwelling from 280 m² to 249 m² .

An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
Please note that all Committee of Adjustment Hearings will be held in-person at City Hall on the 3rd floor in Council Chambers. City Hall is located at 50 Church Street, St. Catharines, Ontario (Please use the James Street entrance).
