Applications for a Consent and Minor Variances have been received from 2863494 Ontario Inc. for the property at 267 Lakeshore Road and will be heard by the Committee of Adjustment for the City of St. Catharines on July 22, 2026 at 5pm.

Consent Application details (B-11/26SC)
Application B-11/26SC is made for partial discharge of mortgage and consent to sever a parcel of land with an area of 592.2 m² (Part 2 on the submitted sketch), to be known as 267A Lakeshore Road and to retain a parcel of land with an area of 592.2 m² parcel (Part 1), to be known as 267 Lakeshore Road. The purpose of the consent is to facilitate the construction of a proposed detached dwelling on each parcel. The existing detached dwelling on the subject lands is proposed to be demolished. There are concurrent minor variance applications A-33/26 and A-34/26.
Minor Variance Application details (A-33/26)
Application A-33/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variances to facilitate a proposed detached dwelling (Part 2):
1. An increase in the maximum lot area for a detached dwelling from 538 m² to 592.2 m².
2. A reduction in the minimum lot frontage for a detached dwelling from 16.5 metres to 16 metres.
Minor Variance Application details (A-34/26)
Application A-34/26 seeks relief from the City of St. Catharines Zoning By-law No. 2013-283, as amended, for the following variances to facilitate a proposed detached dwelling (Part 1):
1. An increase in the maximum lot area for a detached dwelling from 538 m² to 592.2 m².
2. A reduction in the minimum lot frontage for a detached dwelling from 16.5 metres to 16 metres.

Please submit any comments in writing to the Secretary Treasurer by 12 p.m. on July 17, 2026, or you can appear in person and make a verbal presentation to the Committee.

Personal contact information, including telephone numbers, email addresses, house number and signatures, will be redacted by the Secretary -Treasurer and/or Planning Committee Co-Ordinator for on-line posting only.
An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
Please note that all Committee of Adjustment Hearings will be held in-person at City Hall on the 3rd floor in Council Chambers. City Hall is located at 50 Church Street, St. Catharines, Ontario (Please use the James Street entrance).
