Minor Variance Application details (A-57/26)  

Application A-57/26 seeks relief from the City of St. Catharines Zoning By-law 2013-283, as amended, for the following variances to facilitate the construction of a semi-detached dwelling with two additional dwelling units:
1) A reduction of the minimum exterior side yard setback to dwelling from 3 metres to 2.2 metres.
2) A reduction of the minimum exterior side yard setback to garage from 6 metres to 2.9 metres.
3) A reduction of the minimum setback from the front lot line to a platform structure with a height above       1.2  metres from 3.0 metres to 1.5 metres.
4) A reduction of the minimum setback from the exterior lot line to a platform structure with a height       above 1.2 metres from 3.0 metres to 1.8 metres.
5) A request to permit an exterior staircase to be located in the front yard and encroach up to 1.9 metres.

An appeal to the Ontario Land Tribunal (OLT) may be dismissed if no written or verbal submissions were made at the hearing before the Committee gives or refuses to give approval to an application. Pursuant to the More Homes Built Faster Act, Appeals may be submitted by the Applicant, the Minister or a specified person or public body that has an interest in the matter.
